Furnished apartments for temporary rent in Buenos Aires, Argentina

This agreement, as its name indicates it, describes the Terms and General and Particular Conditions that will command the use of the services that offers ……………… Anyone that wants to make use of this Site, must previously READ, UNDERSTAND, ANALYZE EXHAUSTIVLY AND EXPRESS AGREEMENT to the present Terms and General Conditions, as also all other policy of use that applies to the Site and that is referenced here. In such understanding, ALL PERSON WHO DOES NOT EXPRESS HIS CONFORMITY TO the GENERAL CONDITIONS WILL NOT BE ABLE TO MAKE USE OF the SITE, since those are from total and absolutely binding character.

1- GENERAL CONDITIONS. The temporary rent is a lodging modality, in which the passenger stays in a foreign country and wants to feel like home, with the advantages of the services and equipment provided by the property. The prices are convenients, and the passenger chooses the apartment, according to his preferences. The temp rent of a furnished apartment is not like staying in a hotel. The property is located in a building with other residents people of Buenos Aires. Thats why we ask the passenger to have the best of the behaviors and use of the apartment and with his neighbors. The apartments are furnished, decorated and fully equipped. They are provided with set of dishes, towels and linnens. The daily cleaning of the apartment must be done by the tourist. This service is included generalily, for stays longer than a week. In this cases one maid will go to the apartment to do the cleaning and to change towels and linnens. The proprietor does not provide cleaning articles.

2- RESERVATION CONDITIONS. Anyone that wants to do a reservation request of a furnished apartment must be older than 21 years old, and must be financially responsible for the payment of the contracted services of ………………... The passanger can make the reservation request by mail. Through our website completing the form.. We will answer his request 48hs later, to confirm the availability, and inform about the rates and other details. to confirm the reservation the tourist must pay 20% of the total value of his stay. This payment can be done by bank transfer, (in Argentine), using international services of shipment of money (Western Union) or Paypal whith credit card , or in the office in cash (dollars or their equivalent in Pesos or euros). If the guest wants to modify the conditions on which the department was booked,( for total time of the reservation or agreed rate amount), he will not have right to the return of the 20%. The rest of the payment must be paid in cash the day of check in the apartment with the signature of the contract. (the deposit will be given back the day of check out).

3- DEPOSIT: In order to rent an apartment, the Guest must pay also a guarantee deposit. Its value is according to term of rent and type of apartment. The deposit must be paid in cash (dollars or their equivalent in euros or Pesos) and will be given back the check out day, after reviewing the inventory that was signed with the contract. In case of any damages in the apartment the Tourist must pay these expenses according to the established prices in the inventory. The amounts established for the deposit are: For 1 Week of stay: 1 Week of deposit; 2 Weeks of stay: 1 Week of deposit; 1 Month of stay: 2 Weeks of deposit. More than 1 month of stay: 1 Month of deposit.

4- PARTICULAR POLICIES AND CONDITIONS: Our commitment is to make the tourist feel like home, renting a furnished apartment, counting on our services and attention. A member of ……………and/or the proprietor according the case, will welcome the Tourist in the rented apartment the day of his arrival, and will dismiss him when he departs. During his stay, the Guest will be able to call us or send us an email for any question or emergency . We are here to take care of him. The check in time is from Monday to Friday from 9,00 AM to 6,00 PM. The check out is from 9,00 AM to 12 PM. Check in / out outside schedule or during weekends or national holidays, costs USS 25. The exact time of the Check in and out will be fixed by mail when the reservation is confirmed. (In cases of check in/out outside the schedule it will be previously agreed by mail, in advance, otherwise we will not be able to make any changes). We must know in advance the names and passport number of all the people who will stay in the apartment. If other guests who did not appear previously in the contract are staying in the apartment, it will be a reason for evacuation. Proprietors and ……….. reserve the right to refuse admission. The tourists must have real address abroad to accede to the modality of temp rent. The guests must report as fast as they can, any type of problem with the apartment and their facilities so that …………….. can arrange means to solve the problem. The amounts of the rents include all the services and taxes of the building: Expenses, city Taxes, Light, Gas, Water, and depending on the case, the service of Telephone, Internet, Television by Cable and Maid Service. The total stay and the deposit in guarantee must be paid at the time of the arrival in the apartment in cash only. All the apartments published in the Web have been selected by ……………. and they are all furnished and equipped with set of dishes, towels and linnens. The apartments published in this site can be reserved for stays minimum of 1 week. The maximum period of stay is 6 months (according to the legislation of temporary rents) with the option of renewing for other 6 months. …………..is commited to make the reservations and fix the meeting between the owner and the tourists for the occupation of the chosen apartment for the agreed period of time. If the chosen apartment is not available for the asked periods of time, we will let the tourist know, and we will offer other options of similars characteristics, available for the date of the trip. In extreme cases of occupation of 100% the totality of the amount paid for the reserve will be given back to the tourist, telling them with a prudent time of advance. The day and fixed hour of arrival, a rmember of ………… and/or the proprietor or somebody of their confidence, will receive the tourist in the rented apartment to do the Check in. At that time, the temp rent contract and attached inventory, will be signed. The tourist must pay the total amount of rent and the corresponding guarantee deposit. a form will be given with the explanation of the use of the facilities of apartment if its needed, and the policy and regulation of coproperty of the Building if necessary. the keys will be given to the guest. The check out exact hour must be confirmed at that moment. The apartments must be given back in the same conditions of order and cleaning in which were presented to the guest. The day of check out the guest will give back the keys of the apartment and the deposit in given guarantee will be returned to him after reviewing the inventory and general state of the apartment.

5- CANCELLATION OF THE RESERVE. If the guest wants to cancel the reservation, the paid amount will not be returned, either if want to shorten his stay, the paid money will not be given back since is considered compensation by contract breach.

6- EXTENSION OF THE STAY. The contracts of temporary rent cannot be extended, they have a date of beginning and a date of ending If the guest wants to extend his stay in the rented apartment, he must inform with the greater advance possible to ………… to make sure that is still available. The extension implies signing a new contract of temp rent for the new asked period, holds to variations that can take place in the prices.

7- CAPACITY TO CONTRACT. This Site can only be used by those people who are legally authorized to make contracts according to the laws of the Republic of Argentina. If a legal person is registed like proprietor, the physical person who comes with such registry, declares by means of such act to be authorized to represent this legal person. therefore this physical person express agreement to the General and Particular Conditions.

8- AGREEMENT TO THE NORMS. By the use of our site and services, you agree to all the Terms and Conditions, Policy of Privacy and conditions of Reserve and Policies of Cancellation. The company has no responsability for the possible changes that the proprietor will make in the apartment, that is of his property, nor by the damages, breakage or failures caused inside the unit. Also, the parts exonerate to …….by the possible physical or moral damages that could put up with, the tourists that rented the apartment, their relatives or third in transit, caused by chance and/or acts of vandalism, terrorism, cataclysm, floods, filtrations, loosenings or landslides of structures, flaws of sewers, problems of electricity, losses of gas or any other phenomenon or accident. The use of our services leaves in certainty the agreement of the general and particular conditions, expressed in our Website.
The prices are expressed in American dollars, any conversion to local currency, or euro will made according to the web site: www.dolarhoy.com.ar The tourists must declare their names, number of passport or document, ages and direction, showing document that credits this information.
